i. exploration & inspiration

you’re invited…

Our design studios were built to inspire and are the first step in bringing your dream home to life. We’ve created a unique space for you to see and touch every option for your home and explore design elements such as party starter islands and spa bath. You even have the ability to modify floor plans to best fit your family and lifestyle. iii. finalize your plan

Now that you have your house plan it’s time to sign the paperwork.

At your home site inspection, your personal builder will meet you at your site to discuss the unique characteristics of your lot.

Now’s the time for your one-of-a-kind one-stop-shopping experience at our state of the art Design Studio. You are able to pick and choose every high quality material, such as kitchen and bathroom tiles, or different types of flooring. You can even add an option like a large party starter island or outdoor living space.

At your pre-construction meeting you will go over every detail of your home with the team who will be taking your vision and making it a reality.

The last step before starting construction is the closing of your loan.

There’s nothing more groundbreaking than actually breaking ground on your custom home. And from that moment forward, your personal builder will keep you informed throughout the construction process. Our craftsmanship shines through in the details, and with over 20 years experience, more than 14,000 homes built, and 46 National Home Building awards, you can feel confident your house is in good hands.

There are varying degrees of homesite preparation necessary depending on your building location. It may be as simple as scraping the topsoil and vegetation or a more extensive excavation. Clearing or grading may also be necessary before we can begin construction. At the time of the Homesite Inspection, your Personal Builder will evaluate your site and estimate any additional cost due to the unique characteristics of your homesite.


Typically the first significant construction activity of your home is the foundation. Whether it is a slab, crawl space or a full basement, it is the structural support for the entire home. There are times when plumbing is done prior to the foundation being poured. It is common for your foundation to appear high out of the ground. Your Personal Builder and local jurisdictions will determine the grade to ensure proper drainage. Once we backfill and/or rough grade, your foundation will look as it should. Once the foundation is complete we will request the foundation draw.


Once the foundation is complete, your home will be “framed”. Framing provides the structure for the interior and exterior walls, floors, ceilings and roof of the home. The framing process includes the structure of the home, as well as all windows and doors. Do not become concerned if during the framing process your lumber gets wet due to precipitation. This is very common and will not jeopardize the integrity of the materials. Once the framing is completed, we will request the frame draw.


All mechanicals, which include plumbing, electrical, and heating and cooling, will be roughed in following the completion of the framing stage. “Rough In” consists of supply and drain lines for plumbing, wiring for electrical outlets and switches, and heating ductwork.


Once all mechanical inspections are completed, we will insulate the exterior walls. Once the insulation is completed, and inspected if applicable, the drywall will be hung. There are times when it is necessary to leave the top sash of a few windows open to let the moisture escape the home to help the drying process. This is necessary especially when the heat is running. After the drywall is completed, we schedule the insulation to be blown into the ceilings. Once the drywall is hung we will request the drywall draw.


During this phase, your trim molding and interior doors will be installed. We will also complete all other interior woodwork throughout your home, including cabinets, countertops, and vanities. Your walls, trim and any exterior painting will be prepped and then painted or stained with your selected colors. A flat paint is the appropriate application for new construction. For stained woodwork, there may be variations in color when matching your windows and cabinets to your trim due to variations in the grains of the wood. The trim draw will be requested during this phase of construction


We will schedule the hard surface flooring, including laminate, wood or tile, to be installed. When all mechanicals are finished, carpeting will then be installed. As we put the finishing touches on, we will install the mirrors, closet shelving, window screens, and perform a final cleaning. Once the flooring is installed and while the finishing touches are being completed we will request the final draw from your lender.


Once your home is nearing completion, you will meet with your Personal Builder who will introduce you to your new home and discuss how to operate and care for many of the components. A detailed inspection will be performed by your Personal Builder. He will go through your home and make note of anything that needs attention. Because your new home is a source of pride to both you and Schumacher Homes, we want to be certain that your home meets our level of craftsmanship and standards of quality.
