Matt from Chesterland, OH found the perfect lot, well, sort of: Right school district √, great established neighborhood √, has lots of trees, a little stream and nature preserve border √. Wait.  Lots of trees. Stream. Bordered by nature preserve.

Matt suddenly realized that he had no idea how his dream home could best take advantage of the footprint of his dream lot.

An important part of the pre-construction phase in custom homebuilding is to consider the position of your home on your land to maximize your yard space, curb appeal, window views, driveway placement, and overall investment.

Matt called us to help evaluate the atypical lot situation and review home positioning options. Our Schumacher Homes team found quite a few considerations, then solved for them.

  1. The lot had larger than normal setback due to a utility easement impacting where Matt wanted the driveway to go. Setbacks are building restrictions imposed on property owners where building within a certain distance from a curb, property line, or structure is prohibited.
  2. Matt planned a dream setting for his dream home, so we needed to take into account the in-ground swimming pool and separate pool house/hobby garage he was also having constructed.
  3. Since the lot was one acre, the team still needed to figure out how to properly place Matt’s 3,500 square foot, two-story, custom home on his land to best portrait frame its modern farmhouse exterior for maximum curb appeal.
